Longleaf is the vision of Harrison Carter Leak, III — longtime Chairman and former President of the Bank of St. Francisville — and his wife, Yvonne Bienvenu Leak.
Who is the Longleaf development team?
The developer employed a proven team of internationally-recognized design professionals and project partners, including CARBO Landscape Architecture, GWS Engineering, Top Tier Turf & Ornamental, the Marchive Company and Illuminations by Greenlee.
Is Longleaf a private community?
Yes. Longleaf is an ungated, privately maintained community.
What is the concept for Longleaf?
Longleaf continues the St. Francisville tradition of large, gracious estate properties, but reimagined to include tailored landscapes, modern utilities and thoughtful architectural elements.
Does Longleaf utilize and enforce Design Guidelines?
Yes. Longleaf will be a design-regulated residential development. All residential plans and landscape plans will require approval prior to the start of construction. Each general contractor will be required to gain approval to build a home in the subdivision before beginning any construction. Further, any exterior renovations, remodeling or substantial landscaping alterations will be subject to the same design review process as the initial residential design and construction.
Will Longleaf include any amenities?
Longleaf has been thoughtfully designed with an understated entryway to a private half-mile road, extensive landscaping with native plant materials that complement the natural composition of the 52-acre site, a stately gatehouse anchoring the entry to the homesites and a private four-acre park bordering Alexander Creek. Other amenities include fiberoptic cable, natural gas, HD video security systems and moonlighting.
May I put more than one residence on my property?
No. Each lot is zoned for one single-family residence. Accessory buildings may be added, but must be in compliance with the Longleaf Covenants, Conditions and Restrictions and all municipal regulations.
Can properties be subdivided into multiple home sites?
No. To protect the vision and property values of each owner, subdividing your lot is strictly prohibited.
Will Longleaf form a Homeowner’s Association?
Yes. In order to ensure a high standard of quality and to protect the property value of our homeowners, the developers will form a member-administrated association guided by bylaws and the recorded covenants and restrictions.
What are the Homeowner’s Association annual dues?
Each property owner will automatically become a voting member of the Longleaf Home Owner’s Association. The Annual Assessment will be $1,800 and collected quarterly. Terms for all regular and special assessments are outlined in the Covenants, Conditions and Restrictions.
Are livestock or other non-domesticated animals permitted?
A limited number of non-domesticated animals, including chickens, ducks, geese and other fowl may be allowed with written approval of the Longleaf Homeowner’s Association. Large livestock including horses and cows are prohibited.
Can I clear trees on my property?
Homeowners may not remove any live oaks from their property. Other significant trees are also protected from removal. If additional clearing is requested/required, approval will need to be secured from the Design Review Committee.
Are there any time limitations on construction?
Yes. Once construction has commenced, owners and their approved contractors will have 18 months to complete construction. There is no mandatory timeframe to begin construction of a residence, but owner’s will be subject to all assessments and lot maintenance standards as long as they own the unimproved property.
